On March 2024 the Seattle City Council adopted the Final Major Institution Master Plan (MIMP) for the University of Washington Medical Center – Northwest campus, replacing the 1991 plan. The update increases the maximum development capacity from roughly 738,000 gross square feet to 1.6 million square feet of healthcare and support facilities over the next 20 years. It establishes new height overlays (65 ft, 105 ft, 145 ft, 175 ft) and 20–40 ft setbacks around the 33-acre campus, defines landscaping and open‐space requirements, and introduces mandatory design guidance for architecture, circulation, sustainability, and inclusion. A Transportation Management Program with a 50% single‐occupancy vehicle goal is also part of the plan to mitigate traffic and parking impacts. Future phased projects must comply with the MIMP’s development standards and design guidance to ensure continuous patient care, protect mature trees, and integrate campus growth with the surrounding Northgate neighborhood.
