The Seattle City Council approved an updated Major Institution Master Plan (MIMP) for the University of Washington Medical Center Northwest Hospital (UWMC – Northwest) campus, alongside a rezone to increase height limits and modify the Major Institution Overlay (MIO) boundaries. This approval facilitates the expansion of institutional space by approximately 1.6 million square feet on the 33-acre campus. The plan aims to mitigate increased height and bulk through conditioned height limits and landscaped ground-level setbacks. Key components include a Transportation Management Plan (TMP) to reduce the Single Occupancy Vehicle (SOV) commute goal from 75% to 50%, anticipating a total of 3,300 parking stalls at full build-out. The rezone limits structures in MIO-160 areas to 145 feet in height and MIO-200 areas to 175 feet. Conditions of MIMP approval include revisions to landscape and open space plans, emphasizing tree protection. SEPA (State Environmental Policy Act) conditions require submission of tree surveys, evaluation of utility capacities, and coordination of transportation improvements such as new signage and bike lanes. Noise control criteria for construction activities are also outlined.
