The City Council approved modifications to stipulations for a 1.46-acre property at 3538 W. Grant St. The site, previously zoned R-3 and approved for A-1 Industrial in 2006 for equipment parking and storage, sought relief from original conditions. The owner, Saul Trevizo, applied to delete stipulation 2B regarding the undulation of a wall along Grant Street, which was approved because the existing wall does not undulate and it's inconsistent with the neighborhood character. They also requested to modify stipulation 3, changing the landscape setback along Grant Street from 25 feet to 5 feet, which was approved to reduce the burden on the property and align with neighboring properties. Stipulation 5 concerning the right-of-way dedication for the north half of Grant Street was modified to conform with current city code, requiring a 30-foot right-of-way for an Industrial Local roadway. A request to modify stipulation 7 to shorten the completion timeframe for improvements from 18 to 12 months was not approved by the Planning Hearing Officer. The Estrella Village Planning Committee recommended approval of these modifications by a 4-0 vote, and the Planning Hearing Officer recommended approval with modifications.
