The Phoenix City Council approved the rezoning of a 1.25-acre site from RE-43 (One-Family Residence) to A-1 (Light Industrial District) for light industrial uses. The property is located at 53 N. 69th Avenue, approximately 770 feet south of the southeast corner of 69th Avenue and Van Buren Street in District 7. The current use includes outdoor storage and an existing single-family residence that will remain. The rezoning was recommended for approval by both the Estrella Village Planning Committee (5-0 vote) and the Planning Commission (9-0 vote). The approval is subject to several stipulations for future redevelopment, including a minimum of 25% shade for uncovered parking areas and two green stormwater infrastructure elements. Bicycle parking with EV charging capabilities and EV installed parking are required. Wet-cooling systems must be designed per IGCC standards. The maximum building height is limited to 40 feet, and a 5-foot wide landscape setback is required along the east perimeter. Additional stipulations involve right-of-way dedication on 69th Avenue, traffic impact mitigation, and compliance with ADA standards for off-site improvements. Archaeological testing may be required if the site is deemed sensitive.
