The City Council adopted an ordinance on May 21, 2025 amending the stipulations for the R1-8 rezoning of a 14.07-acre site at the northwest corner of 47th Avenue and Baseline Road. The amendment modifies Stipulation 2 to require general conformance with the conceptual elevations dated March 13, 2025, retains existing requirements for architectural embellishments, building materials, garage door detailing, and porches, and incorporates Village Planning Committee recommendations for a minimum 18-inch overhang on all elevations (except Spanish style) and at least two windows or visual elements on any street-facing side of two-story homes. Spanish-style elevations remain exempt from the 25% non-stucco accent requirement but are still subject to detailing standards. Other existing stipulations for setbacks, open space, EV wiring, landscaping, trail easements, and infrastructure improvements remain in effect.
