An Abandonment Hearing Officer conditionally approved the abandonment of a 15-foot by 127.07-foot (1,906 sq ft) portion of the 13th Street public right-of-way adjacent to 1246 East Oregon Avenue. The approval retains 20 feet of western half-street width to comply with current right-of-way standards. The applicant, House of Oak, LLC (Jarrin Solomon), sought the abandonment to incorporate the land into their property to align with the neighboring parcel. City staff research confirmed the right-of-way was originally dedicated in 1947 by the Marow Homes Subdivision. The Street Transportation Department and PDD Traffic Department stipulated that no right-of-way within 20 feet of the 13th Street monument line be abandoned. Utility providers—Cox Communications, Southwest Gas, and Arizona Public Service—raised no objections, while Salt River Project required protection of a private irrigation line or relocation under an easement. The applicant must obtain City approval of a legal description, pay fees based on property valuation, and post any required performance agreements for utility relocations. All stipulations must be completed within two years (by March 13, 2027), after which the request will expire or may be extended for one year.
