On April 3, 2025 the Phoenix Planning Commission confirmed that the proposed plans for Parcel G in Superblock 5.A of the Desert Ridge Specific Plan meet the requirements for buildings in excess of four stories per Chapter 4, Section E.2.a.2 of the Specific Plan. The commission found the applicant’s conceptual plans date-stamped March 13, 2025, including two height scenarios, consistent with the intent of the Desert Ridge Specific Plan and the Areas C and D General Plan. Development Parcel 5.A, designated as the Desert View Village Primary Core, is permitted a maximum height of 140 feet when floor area ratio, parking, and circulation standards are maintained. The approved building height exhibit illustrates stepbacks above 80 feet and minimum setbacks of 80 feet from 56th Street, 50 feet from City North Drive, and 80 feet from the Loop 101 right-of-way. Staff and the Planning Commission determined the proposed massing and stepbacks appropriately transition taller buildings toward the freeway corridor. There was no public opposition and staff had recommended affirmation. Earlier, the Village Planning Committee had unanimously affirmed the plans on April 1, 2025. All future development must adhere to the approved height and setback exhibit.
