The City of Phoenix Council approved amendments to the stipulations for rezoning case Z-62-23-2 at the northeast corner of 14th Street and Wahalla Lane. The revised plan shifts from the originally approved 30 two-story townhomes to 20 two-story single-family detached homes on 3.88 acres. Vehicle access was updated to include driveways off both 14th Street and Wahalla Lane, and common open space was relocated to the north side of the site. Requirements for uncovered parking lot landscaping and bicycle infrastructure were removed to reflect the detached housing format. Electric vehicle readiness remains a stipulation with each garage pre-wired for charging. All pedestrian walkways and parking areas will be landscaped and shaded in accordance with city standards, and noise mitigation measures along SR 101 are maintained. The modifications honor the R-2 zoning district parameters while accommodating the developer’s single-family housing specialization.
