On April 9, 2025, the Phoenix City Council adopted Ordinance G-7379, approving Rezoning Case Z-128-24-7 to change a 2.49-acre site from RE-43 to A-1 to permit light industrial uses. The rezoning follows a General Plan Amendment (GPA-EST-3-24-7) that reclassified the broader area to Industrial. The site will accommodate warehouse space divided into eleven units intended for small businesses such as plumbers or welders. The development includes site improvements like shaded detached sidewalks, enhanced landscaping, electric bicycle charging infrastructure, green stormwater features, and compliance with the Tree and Shade Master Plan. The site is adjacent to existing A-1 uses and commercial areas, making it suitable for the transition. The Planning Commission and Estrella Village Planning Committee recommended approval with a vote of 7-0 and 4-1 respectively.

Why it Matters

This rezoning unlocks light industrial development in a growing employment corridor, offering compliant and modernized space for small trades businesses while enhancing the streetscape and pedestrian infrastructure.
