On April 9, 2025, the Phoenix City Council approved Ordinance G-7372, rezoning a 1.03-acre site from R1-6 to R-3A to enable the development of 20 single-family attached townhome units under the Single-Family Infill (SFI) option. The site, located east of the southeast corner of 34th Street and Windsor Avenue, will feature two-story townhomes designed with enhanced street-facing architecture and pedestrian orientation. The development includes shared open space, five guest parking spaces, and design features aligned with Phoenix’s housing and environmental plans. It also stipulates bike parking, stormwater infrastructure, and landscaping consistent with the Tree and Shade Master Plan and the Climate Action Plan. While some community concerns focused on density and parking, the project was recommended for approval by the Camelback East Village Planning Committee and the Planning Commission. The project addresses vacant parcels in a transitioning residential area, contributing to the city’s broader housing goals.
This rezoning enables a modestly dense, infill housing project on underutilized land in central Phoenix, supporting the city's efforts to expand housing options and improve neighborhood livability through sustainable and design-conscious development.
