On April 9, 2025, the Phoenix City Council approved Ordinance G-7373 to rezone a 1.88-acre parcel at 17202 N. Cave Creek Road from C-2 to C-2 SP. The rezoning permits the operation of a dealership for sales, parts, and service of powersports vehicles, including UTVs, ATVs, motorcycles, and personal watercrafts, alongside all uses allowed under C-2 zoning. RideNow Powersports, the existing business on-site, sought the rezoning to comply with city zoning standards and continue operating legally. The request included a range of stipulations to improve landscaping, add shaded pedestrian and bicycle infrastructure, and meet sustainability and stormwater management standards. Community input was mixed, with some support and concerns about test driving practices. The rezoning facilitates continued business use while aligning with city planning initiatives like the Tree and Shade Master Plan and the Climate Action Plan.
This decision legitimizes the continued operation of a longstanding business while enhancing the site’s environmental sustainability, pedestrian access, and visual appeal. It exemplifies how zoning tools support both economic vitality and community standards.
