On April 9, 2025, the Phoenix City Council approved Ordinance G-7374, rezoning a 3.69-acre parcel at the northwest corner of Coral Gables Drive and Thunderbird Road from R-O to PUD. The change allows for the construction of 16 for-sale townhomes under a custom Planned Unit Development tailored to the site’s constraints, including a large drainage wash. The townhomes will be approximately 2,400 square feet each, with two-car garages and community amenities including a pickleball court and shaded seating areas. The site’s compact layout was designed around existing topography and infrastructure, while meeting city goals for increased housing and pedestrian-oriented design. Key design elements include detached sidewalks, enhanced landscaping, shade coverage, and bicycle amenities. The proposal aligns with the General Plan’s residential density and the Housing Phoenix Plan’s goal of adding 50,000 new housing units by 2030. The rezoning was supported unanimously by the Planning Commission and the North Mountain Village Planning Committee.
This rezoning addresses both a long-vacant and underutilized site and the city’s pressing housing shortage. The townhome development adds attainable homeownership opportunities while contributing to neighborhood safety and revitalization.
