The City of Phoenix approved a Minor General Plan Amendment and rezoning for 10.75 acres at the southwest corner of 69th Avenue and Thomas Road. The site’s zoning designation was amended from Residential 3.5 to 5 dwelling units per acre to Residential 15+ dwelling units per acre to facilitate the development of a 288-unit garden-style multifamily housing project. The proposal includes affordable housing provisions for households earning up to 80% of the Area Median Income (AMI). Enhanced landscaping, traffic improvements, and a pedestrian-friendly design were incorporated to address community concerns and improve infrastructure in the area.
This decision supports the development of high-quality affordable housing, addressing the housing shortage in Phoenix while improving infrastructure and providing modern residential amenities.
