The Louisville/Jefferson County Metro Council approved a revised detailed district development plan (24DDP0078) for properties at 16907 and 16907R Aiken Road, encompassing approximately 55.87 acres. This amendment revises a portion of an previously approved plan (21-ZONE-0001 / 21-MSUB-0001) located west of Flat Rock Road. The revised plan reduces the number of buildable lots from 286 to 215 and significantly increases open space from 237,595 square feet to 559,850 square feet. It also includes plans for a clubhouse and other amenities. The approval includes new binding elements, notably requiring the developer to construct two left-turn lanes at the Aiken Road/Arnold Palmer intersection and contribute $175,000 to Metro Public Works for a round-a-bout at the same intersection. This contribution allows for a System Development Charge credit on 175 lots. The overall approved number of lots across the total site is capped at 878, requiring either removal of 9 lots from the current 887-lot plan or future Metro Council approval for any additional density. Any future increase in density or changes in use will require review by the Planning Commission and final action by the Metro Council.
