Louisville Metro Government is establishing the Distillery Commons Development Area, a 6.687-acre mixed-use development, to encourage redevelopment of a site vacant since the 1970s. The project will feature 189 self-storage units, 60,000 SF of office space, 4,000 SF of event space, 25,000 SF of entertainment/microbrewery space, a 26,000 SF food hall, and 153 multi-family residential units with a parking structure. The total project cost is estimated at $88 million, with $11.6 million allocated for public infrastructure improvements. Louisville Metro will provide redevelopment assistance by pledging 80% of the incremental increase in local ad valorem real property taxes from the Development Area, capped at $7,020,514. The Developer, Distillery Commons, LLC, has also committed to a community benefits agreement, including targeted neighborhood hiring and training, community programming, and an annual donation to the Irish Hill Neighborhood Association.
