The Louisville Metro Planning Commission recommended approval of a revised Detailed District Development Plan and Major Preliminary Subdivision Plan for the Aiken North Subdivision. The 55.87-acre site, zoned PRD Planned Residential Development, is located at 16907 and 16907R Aiken Road. The revised plan reduces the number of buildable lots from 286 to 215 and increases total open space from approximately 237,595 square feet to 559,850 square feet. It also addresses environmental constraints such as historic cemeteries, intermittent streams, wetlands, karst features, and steep slopes, with a waiver requested for disturbance of slopes greater than 30%. The overall net density of the greater Aiken North subdivision is proposed to increase from 4.06 du/ac to 4.16 du/ac, and the total number of lots from 866 to 878. The plan includes provisions for safe and efficient transportation, adequate drainage facilities, and conservation of natural resources, ensuring compliance with the Comprehensive Plan and Land Development Code, with the exception of the requested Floyds Fork Waiver. The developer is required to construct two left turn lanes at the Aiken Road/Arnold Palmer intersection and contribute $175,000 for a round-a-bout, receiving a credit for the System Development Charge on 175 lots. The inactive cemeteries will be preserved, and the homeowners' association will be responsible for their maintenance.
