The Louisville Metro Council approved a spot rezoning for 2.4 acres at 11401 Race Road from R-4 Single-Family Residential to C-M Commercial Manufacturing. This decision allows for the outdoor storage of recreational vehicles (RVs), trailers, and boats, with provisions for 92 parking spots. The project gained access from Race Road, connecting to Bardstown Road, a major arterial. The Planning Commission initially recommended approval on February 6, 2025, but the case was returned due to a notification error. A second public hearing was held on April 10, 2025, after which the Planning Commission again recommended approval. Two waivers were approved: one to reduce the required landscape buffer area on the southern property line from 35 feet to 15 feet, and another to omit vehicular and pedestrian connections between abutting non-residential uses, justified by the proposed facility's secure nature. The development plan includes binding elements addressing screening, tree preservation, drainage, and specific prohibited uses to ensure compatibility with adjacent residential areas.
