The Louisville Metro Council rezoned three parcels at 1918, 1922 and 1926 Lower Hunters Trace from R-4 Single Family Residential to R-5 Single Family Residential to facilitate Habitat for Humanity’s proposed subdivision. The rezoning allows for smaller minimum lot sizes of 6,000 square feet, enabling the creation of 16 single-family buildable lots plus one open space lot on the 3.66-acre site. The project includes a new public street connection to Lower Hunters Trace and Distler Lane, construction of a five-foot sidewalk and a detention basin for stormwater management. Binding elements require preservation of existing trees, installation of landscaping buffers, and formation of a homeowners association to maintain open space. All street signage, drainage facilities, and mosquito abatement measures will be addressed by the developer or HOA, as stipulated. The plan received preliminary technical approval from MSD and Transportation Planning, and was recommended by the Planning Commission following a public hearing with support from staff, the applicant, and community stakeholders.
