The Board of Zoning Adjustment approved the Conditional Use Permit on April 7, 2025 for the Emerald Hills Campus expansion at 4112 Old Routt Road, allowing additions to the existing administration building. The project includes new training spaces, office areas, trainee accommodations, and childcare facilities for trainees with children on a 60+ acre wooded site. A variance was granted from LDC Section 4.2.65 standards for setbacks (items A and C) due to existing parking being closer than 30 feet and partially in front of the building. All existing trees and landscaping will be preserved and no land-disturbing activities are proposed within the Floyds Fork Special Overlay District. Transportation Planning and MSD have preliminarily approved on-site and off-site public facilities, ensuring utilities, water, and sewer capacities remain adequate. The design incorporates architectural elements that integrate seamlessly with the existing structure. The Conditional Use Permit must be exercised within two years per KRS 100.237, with any future expansions subject to Board review as modifications. The use remains consistent with Plan 2040’s Neighborhood Form policies and will serve existing members without increasing traffic or negatively impacting adjacent residential properties.
