On April 7, 2025, the Louisville Metro Board of Zoning Adjustment approved a variance and waiver for Ripples Ventures, LLC to develop a 0.15-acre coin laundry (“Bubbles Coin Laundry”) at 1161 Lone Oak Avenue. The variance reduces the standard 25-foot side yard setback to 15 feet and the rear yard setback to 1 foot, while the waiver eliminates the 10-foot landscape buffer area along the northern property line abutting residential zones. To mitigate visual and noise impacts, the project includes a 7-foot wood privacy fence and screening in accordance with code. The building will be sited at the rear of the lot behind customer parking, reflecting the character of the Suburban Marketplace Corridor form district. The request arises from the narrow, 60-foot-wide, 105-foot-deep lot, which could otherwise accommodate only 44% of its buildable area under strict setback requirements. The Board found that the reductions do not adversely affect public health, safety, or neighborhood character nor constitute an unreasonable circumvention of zoning regulations. The approval ensures compliance with all building codes and preserves appropriate screening for adjacent residences while supporting a neighborhood-serving commercial use.
