The property, zoned R-5B within the Traditional Neighborhood form district, is a 0.206-acre triangular lot developed with a two-story single-family home and drive-under garage. The applicant, Walter Lee, sought relief from LDC Section 5.4.1.E.2 and Section 5.4.1.C.2 due to the lot’s irregular shape and limited buildable area. Staff found the request met all variance standards, noting no adverse impacts on public safety or neighborhood character. The Office of Planning’s Urban Design Team previously granted a Certificate of Appropriateness under Case 24-COA-0285. The proposed garage will comply with all building and fire code regulations, maintain other required setbacks, and preserve the design intent of the Traditional Neighborhood form district.
