The easement protects outstanding natural resources and conservation values in the Floyds Fork watershed—including forested woodlands, wetland areas, wildlife habitat, historic landscape features, and open space—assuring its availability for agricultural, forest, recreational, and open-space use. Grantor reserves limited rights to maintain existing structures and to construct one single-family residence of up to 20,000 square feet per parcel within designated building envelopes, along with associated driveways, utilities, and accessory uses, provided such development remains consistent with conservation goals. The grantee retains rights of annual monitoring, approval of any activities that could impair conservation values, and enforcement remedies, all in compliance with Kentucky Revised Statutes 382.800 et seq. and Section 170(h) of the Internal Revenue Code.
