The Los Angeles Housing Department (LAHD) recommended to the City Council the termination of rent reductions and the escrow account for the units placed into the Rent Escrow Account Program (REAP) for the property at 2534 S Carmona Avenue. The property, with Case No. 920150, had a total of 3 units, with 1 unit in REAP due to plumbing/gas violations cited on February 4, 2025. The LAHD's Code Enforcement Division determined that the cited code violations were corrected, and the property owner satisfied outstanding electric service and/or water charges. The City Council's action will remove the property from REAP, restore rent to its original level 30 days after tenant notification, and authorize the Controller to expend funds from the Code Enforcement Trust Fund to reduce liability from the REAP Escrow Account. Additionally, LAHD will conduct an expedited systematic inspection and impose associated fees, with the owner prepaying for two annual inspections.
