The Los Angeles City Council approved the recommendation from the Los Angeles Housing Department (LAHD) to remove the property at 3218 West Larissa Drive (Case No. 787659) from the Rent Escrow Account Program (REAP). The property, which consists of two units, was placed into REAP due to violations related to Plumbing/Gas, Heating/Ventilation, and Illegal Construction. The LAHD's Code Enforcement Division determined that all cited code violations have been corrected. Additionally, the property owner has satisfied all outstanding electric service and/or water charges with the Los Angeles Department of Water and Power (LADWP). The decision terminates rent reductions, closes the REAP escrow account, and authorizes the release of escrow funds. The City Council also mandated an expedited systematic inspection and required the owner to prepay for two annual inspections beyond the initial SCEP fee.
