The Los Angeles City Council approved the recommendation from the Los Angeles Housing Department (LAHD) to remove the property at 840 West 81st Street from the Rent Escrow Account Program (REAP). The property, consisting of 6 dwelling units, was placed into REAP due to multiple code violations, including issues with fire warning devices, exiting, sanitation, weatherproofing, maintenance, electrical, plumbing/gas, and heating/ventilation. The LAHD's Code Enforcement Division confirmed that all cited violations have been corrected. Additionally, the property owner has paid all outstanding and non-appealable electric service and water charges. The City Council's decision terminates the rent reductions, closes the REAP escrow account, and authorizes the release of escrow funds, with any remaining funds to be returned to the landlord. The Department will record a certificate terminating the REAP on the property. An expedited systematic inspection will be conducted, and the owner will prepay for two annual inspections beyond the initial SCEP fee.
