The Los Angeles City Council approved the recommendation from the Los Angeles Housing Department (LAHD) to remove the property at 3321 East Granada Street from the Rent Escrow Account Program (REAP). This action terminates rent reductions and the escrow account for the two-unit property, which had previously been cited for eight violations, primarily related to weatherproofing. The LAHD's Code Enforcement Division determined that the cited code violations were corrected. The property owner also paid all outstanding and non-appealable electric service and/or water charges. As a result of the approval, the rent will be restored to its original level 30 days after tenants are notified, and the LAHD will file a certificate terminating the REAP recording. The City Council also authorized the Controller to expend funds from the Code Enforcement Trust Fund to reduce liability from the REAP Escrow Account. The LAHD will conduct an expedited systematic inspection and impose associated fees, and the owner will prepay for two annual inspections.
