An ordinance was introduced and substituted by the Land Use and Zoning Committee to rezone approximately 22.43 acres. The property, owned by the Sattler Family Revocable Trust, consists of multiple parcels (R.E. # 106898-0030, 106929-0000, 106898-0080, 106929-0400, 106929-0410 & 106898-0070) located between Lanier Road, Scarwin Lane, New Berlin Road, and Shims Road in Duval County, Florida. The rezoning changes the zoning from Residential Rural-Acre (RR-Acre) District to Planned Unit Development (PUD) District. This PUD is intended to permit single-family dwellings, as described in the Scarwin PUD. The Planning Commission and the Land Use and Zoning Committee reviewed the application and provided advisory recommendations to the City Council. The City Council found the rezoning consistent with the 2045 Comprehensive Plan and determined it would not adversely affect the orderly development, health, safety, or natural environment of the area. The rezoning also meets the standards of the Zoning Code for Planned Unit Development. The enactment of this ordinance will take effect upon signature by the Council President and Council Secretary.
