The City Council approved an ordinance (2025-521) granting a waiver of minimum required road frontage for property located at 0 Joda Lane East (R.E. No. 158243-0017), owned by Regina Wellington. The waiver reduces the minimum road frontage requirements from 80 feet to 41 feet in the Residential Rural-Acre (RR-Acre) zoning district. The application, WRF-25-08, was reviewed by the Planning and Development Department and the Land Use and Zoning Committee. The Council found that there are practical or economic difficulties in adhering to the strict regulation, the request is not solely to reduce development cost or circumvent regulations, the waiver will not substantially diminish property values or alter the area's character, there is adequate vehicular access, and it will not be detrimental to public health, safety, or welfare. The waiver is not an exemption from other applicable laws.
