The City Council approved a First Amendment to an existing ground lease agreement between the City and County of Denver and Airport Resort Parking, LLC. The original 20-year lease, effective July 5, 2005, allowed Airport Resort Parking to develop vacant land at Denver International Airport into a "car condo" concept, providing individual one-story garages for rent to passengers. This amendment extends the lease term by two years, with three additional one-year options, pushing the new potential end date to March 31, 2031. It also adds $225,762.00 to the contract for a new total of $807,091.00, updates boilerplate clauses, and aligns rent payment terms with other airport leases. The agreement now includes a ground rent of $1.03 per square foot per year, totaling $3,135.58 per month, effective January 1, 2026. Additionally, Airport Resort Parking will pay a 10% privilege fee on gross revenues each month.
