The City and County of Denver approved a spot rezoning to change the zoning classification of the parcels at 589 & 595 South Lincoln Street and 35 East Center Avenue from U-TU-B2, UO-3 to U-RH-3A. This change permits the development of a three-story apartment building form on the corner lot, as well as urban house, duplex, tandem house, row house, and detached accessory dwelling unit forms within the 9,380 sq ft site. The new district sets a primary street block-sensitive front setback of 20 ft, a side setback of 5 ft, and a rear setback of 12 ft where alley access is provided, with a maximum building height of 38 ft. Concurrent with the rezoning, the applicant executed an Affordable Housing Plan requiring on-site income-restricted units at or below 70% AMI for a 99-year term. The rezoning conforms with Denver’s Comprehensive Plan 2040, Blueprint Denver guidance, and supports higher-density missing middle and affordable housing near transit corridors.
