The City Council approved Resolution CR25-0446 on April 21, 2025, laying out, opening and establishing a 2-foot-wide, 100-square-foot parcel of land as part of the City street system known as North Yates Street. The parcel, comprising the west 2 feet of Lots 32 and 33, Block 2 of I.P. McDowell’s Subdivision, was conveyed by special warranty deed from Kinnick Holdings, LLC, to the City and County of Denver on March 18, 2025 (Reception No. 2025023187). This dedication fulfills the developer’s obligation under the “Yates Quad Plex” project to provide public right-of-way as part of the demolition of an existing single-family residence and construction of a four-plex. Section 1 of the resolution confirms that the Executive Director of DOTI has determined that public use, convenience and necessity require the extension of North Yates Street here. Upon passage by consent in committee on April 8 and final Council adoption on April 21, the land was officially incorporated into the thoroughfare system and formally named North Yates Street. The action ensures proper street frontage and supports future traffic circulation and utility maintenance in Council District 3.
