The property owner, 3115 W 8th LLC, proposed the zoning change to create attainable 'missing-middle' housing—two-story, 3-bedroom townhomes with detached garages, oriented toward both adjacent streets. The rezoning aligns with the Comprehensive Plan 2040, Blueprint Denver, and the West Area Plan, which encourage infill development, housing near transit, and affordability. The project includes an Affordable Housing Plan committing one unit at 110% AMI. It garnered strong neighborhood support, including letters from immediate neighbors. The lot is near a planned BRT stop and reflects Denver’s strategy to increase family-oriented homeownership options near transit corridors.
