- Planning Department: True
The Denver Planning Board recommended approval of a Zoning Map Amendment to rezone 3821-3897 N Steele Street and 3800-3840 York Street from PUD-G 32; I-1, UO-2 with waivers; and I-0 with waivers & conditions to I-MX-5 and an amended PUD-G 35. The amendment removes an 18,311 SF portion (the “quad”) from Subarea A, allowing mixed industrial, commercial, and residential uses across the former York Street Yards site and the quad. It enables residential development where none currently exist and preserves adaptive reuse of World War II-era structures. Staff conditioned approval on a waiver capping residential uses at 70% of gross floor area to safeguard employment. The board forwarded its recommendation with that condition to City Council on 2024/05/15.
