The City of Chicago is selling ten city-owned vacant lots through its ChiBlockBuilder platform to various eligible side yard buyers. These properties were acquired through the foreclosure of demolition liens and tax sales. The ChiBlockBuilder program aims to streamline the sale of vacant land for various uses, including affordable housing, market rate sales, missing middle-density housing, neighborhood side yards, community open space, and urban agriculture. For these specific lots, the primary purpose is for neighborhood side yards. Buyers must own and reside on property adjacent to the City lot, commit to maintaining the acquired lot, and be responsible for property taxes. A key condition of the sale requires buyers to improve and maintain the City Lot with landscaped open space within six months of the deed date. Additionally, buyers are prohibited from constructing permanent improvements on the lot without prior consent from the Department of Planning and Development. The sales are conducted on an "as is" basis, with buyers assuming responsibility for any necessary environmental investigations or remediation. The conveyance is subject to a five-year restriction on further transfer and includes covenants for improvement and maintenance.
